AC maintenance and cleaning: filters, coils, outdoor units and drains
A useful plan separates permitted user care from internal cleaning and professional checks. Frequency depends on the equipment, its surroundings and running hours.
Filters: follow the manual
Turn the unit off before accessing removable filters. Some can be washed while others need replacement; appearance alone does not identify the correct treatment. Follow the model's cleaning and drying instructions and reinstall them correctly. Advice for one filter cannot be applied to every air-purification component.
Agree on deep-cleaning scope
Ask what is included: the indoor coil, fan wheel, tray, drain and outdoor unit are different items. Access and condition affect the work. Evaporators and condensers should not be cleaned with improvised chemicals; a climate-control service should not promise to eliminate every bacterium or treat health conditions.
Plan for your installation
Count indoor units on a multi-split; identify accessible inspection panels for ducted and cassette systems. Establish the system's condition before summer rather than waiting for a breakdown. After a long idle period, report dampness, dripping or damage before starting. Keep each visit's date and scope to help compare later issues and agree on future maintenance.
